A flat or low-slope commercial roof absorbs direct sun for eight or more hours a day through the hottest months, and the membrane responds to that heat the same way any material does: it expands. As temperatures drop overnight, the membrane contracts again, and that daily expansion and contraction cycle puts steady stress on seams, flashing points, and any spot where the membrane is fastened or adhered.
UV radiation adds a second layer of pressure, breaking down the surface of TPO, EPDM, or coated membranes over time and accelerating roof deterioration that would otherwise take years to show up.
None of this happens overnight, which is exactly why it’s easy to miss. A roof that looked fine at your last spring walk-through can be under real thermal stress by the end of July, especially on roofs that get direct, unshaded sun across most of the day and don’t get a second look until fall.
